I am the Lead Designer with Oak Design & Build. Thank you for trusting us with this stage of your project. I would like to explain a bit more about our process.

Our team is comprised of both an interior and an exterior designer and a general & landscape contractor. We love curating a collaborative design and build experience with our clients, and we are passionate about bringing your vision to life!

We are committed to simultaneously pulling your vision into reality, and providing our best in motion estimates of the elements in your design. We feel this approach empowers our client to make informed financial investment choices all along the way, through the design phase and on into the build phase.

We begin our design & build inquiry process with a brief
questionnaire based on your area of design interest, and schedule a complimentary 20 minute phone call so you can get to know us, and we can discover more about you.

Our design team will spend time in person with you, in your home. We will walk through each space, discuss your design goals, take notes and gather all the information we need to create the scope of work. This is a very important part of the process and gives all parties a good idea as to what to expect moving forward..

After our in home meeting, we review your project needs, as well as budget, and then we provide a detailed estimate of the time it will take to create your design. Once you sign the contract and pay your retainer, your design phase begins.

The retainer is 50% of the proposed design proposal

The retainer is collected when design contract is signed It is not used for monthly billing.These funds are held to the end of the design phase at which point the client can choose to have them returned or applied towards their construction costs.

Question 1: What is a Mood Board, and why do I need it?

Mood boards are always an exciting step in the design process. The purpose of a mood board is to get a glimpse of the vision. Do the elements that have inspired us, and we have chosen, look good together? And even more, does it capture what you are hoping for in your new space? A mood board is a tool to make sure we are going in the right direction so that sourcing can begin.

Question 2: What does 2D and 3D render mean?

A two dimensional plan is the actual document that contractors use to build your design. It will have drawings to scale along with specifications (basically a step-by-step recipe for your design). A three dimensional plan is for your benefit as the client to walk through your new space and see your design come to life.

Question 3: What does Drone Photogrammetry and 3D Poly cam Measurements mean?

We use state of the art drones for exterior and 3D measuring software for the interior. This provides precise 3D measurements of your space for us to begin building your render. The process is quick and efficient, and easy for you as the client.

Question 4: What is Client Homework?

We promise this homework is the fun kind! As our design client we work hard to discover what you love. We approach this process by immersing you in Pinterest where you add design pictures that make you happy, to a designated design board. This process effectively pulls in those intangible style elements that you may not be able to articulate, but pictures definitely capture for you!

Question 5: What is Allowance Based Construction?

An allowance-based construction is a line item cost estimate for each area of the project. Oak Design & Build uses allowances to help create a working budget for a construction project that enables our clients to manage costs.

Question 6: Why use Allowance Based Construction?

Transparency and clear communication are cornerstones for our company, and we have found clients value being able to see how their budget is spent in a line item format, while empowering them to identify which areas of their project are the most important, and to flex their budget to meet those needs. An allowance-based approach to construction also helps clients identify areas where a material or labor cost may exceed the limit of their budget, and empowers them to course correct. Ultimately, the working relationship between client and contractor happier and full of open communication.

Question 7: In what areas of my property are you able to complete construction?

Because our company holds both licensure in both General Contracting and Landscape contracting, we hold a unique edge in the industry that equips us to address the full spectrum of your property needs from interior remodels, landscape installations, yard designs, home builds, and more.

Question 8: What is Space Planning?

This is the process of putting your design vision into actual spaces on your design render. You will work with us to determine the overall size and shape, and we adjust until we get it just right!

Question 9: What is a Final Project Presentation?

At the completion of your design we will meet you at your home and bring your two dimensional plans to review with you. We review the digital mood board, source list for materials that you have decided on in your design phase, and the specifications of your design project once it is in construction phase. We also bring a board of tangible elements along, so you can see samples of your design hardscape and softscape choices in person. At the end of our meeting you will receive paper and digital copies of your 2D render, along with 2 separate views of your 3D render.

Question 10: Payments

Invoices for Oak Design and Build's services shall be submitted, at Oak Design and Build's option, either upon completion of such services or on a weekly basis. Invoices shall be payable within 10 days after the invoice date. If the invoice is not paid within 30 days, Oak Design and Build may, without waiving any claim or right against the Client, and without liability whatsoever to the Client, terminate the performance of the service. Retainers shall be credited on the final invoice.

Question 11: Late Fees

Accounts unpaid 30 days after the invoice date are subject to a monthly service charge of 1.5% on the then unpaid balance. In the event any portion or all of the account remains unpaid 90 days after billing, the Client shall pay all costs of collection, including reasonable attorneys’ fees.
